On a tile roof the tile sheds most of the water and takes the sun, but the layer underneath is what actually keeps the house dry. That is why we use a high-temperature self-adhered underlayment under every tile roof we build, sealed at every penetration, with battens, foam or mechanical attachment set to the manufacturer’s spec and the Florida Building Code.

Many tile roofs in Northeast Florida are twenty to thirty years old with tile that still has decades left and underlayment that is finished. In those cases a lift-and-relay, where we remove the tile, replace the underlayment and flashings, and reset the original tile, saves a large share of the cost of a full re-roof.
